WA general transfer duty rates 2026-27
Transfer duty is calculated on a graduated (progressive) scale. The brackets below are the general rate, which applies to investors and to any owner-occupier who does not qualify for the first home owner rate. Rates verified 2026-07-15 against RevenueWA.

The first home owner rate of duty
Eligible first home buyers pay no transfer duty at all on an established or new home valued at $500,000 or less (metro or Peel region). Between $500,000 and a $700,000 cap, a concessional rate of 13.63% applies to the amount over $500,000. Above $700,000 the concession does not apply and full transfer duty is payable.

What is stamp duty called in WA?
In Western Australia, stamp duty is officially called transfer duty. It is the same tax, paid by the buyer to RevenueWA, calculated on the greater of the purchase price or the property's unencumbered value.
Do first home buyers pay stamp duty in WA?
Eligible first home buyers pay no transfer duty on an established or new home valued at $500,000 or less. Between $500,000 and a $700,000 cap, a concessional rate of 13.63% applies to the amount over $500,000. Above $700,000 the concession does not apply.
Does WA have an owner-occupier stamp duty rate like Victoria?
No. WA has no separate owner-occupier rate. An owner-occupier who is not a first home buyer pays exactly the same general transfer duty rate as an investor.
Who pays transfer duty in WA, the buyer or the seller?
The buyer pays transfer duty. The seller does not pay transfer duty on the sale.
