Tasmanian property transfer duty rates 2026-27

Property transfer duty is calculated on a graduated (progressive) scale. This scale has applied since 21 October 2013 and covers every buyer, with no owner-occupier or first home buyer adjustment built in. Rates verified 2026-07-15 against the State Revenue Office Tasmania.

Why first home buyers get no concession right now

Tasmania currently has no property transfer duty concession for first home buyers of any kind. A 100% exemption for first home buyers of an established home valued at $750,000 or less applied to settlements between 18 February 2024 and 30 June 2026, but it has expired and was not extended in the 2026-27 State Budget. First home buyers instead rely on the First Home Owner Grant, which is only available for a new home.

What is stamp duty called in Tasmania?

In Tasmania, stamp duty is officially called property transfer duty. It is the same tax, paid by the buyer to the State Revenue Office Tasmania, calculated on the greater of the purchase price or the property's unencumbered value.

Do first home buyers pay stamp duty in Tasmania?

Yes, the same amount as any other buyer. Tasmania has no current stamp duty concession for first home buyers of any kind. A previous exemption for established homes expired on 30 June 2026 and was not extended.

Does Tasmania have an owner-occupier stamp duty rate?

No. Every buyer, whether they will live in the property or not, is assessed on the same rate scale.

Who pays property transfer duty in Tasmania, the buyer or the seller?

The buyer pays property transfer duty. The seller does not pay it on the sale.
