First home buyer relief: new homes and land only
Stamp duty relief for eligible first home buyers only applies to a new home, an off-the-plan apartment, or vacant land to build your first home on, with no property value cap. There is no relief at all for an established (previously lived-in) home.

Do first home buyers pay stamp duty in South Australia?
Eligible first home buyers pay no stamp duty on a new home, an off-the-plan apartment, or vacant land, with no value cap. There is no relief at all for an established home; a first home buyer of an established home pays the same standard rate as any other buyer.
Does South Australia have an owner-occupier stamp duty rate?
No. Unlike Victoria, South Australia has no separate lower rate for an owner-occupier. Everyone pays the same standard table unless first home buyer relief applies.
