How to use this calculator

Queensland standard transfer duty rates 2026-27
Transfer duty is calculated on a graduated (progressive) scale. The brackets below are the standard rate, which applies to investors and to anyone buying a property they will not live in. Rates verified 2026-07-13 against the Queensland Revenue Office.

First home concession: nil duty to $700,000
Eligible first home buyers of an established home pay no transfer duty at all up to $700,000, with a concession phasing out to the full home-concession rate at $800,000. For a genuinely new home, or vacant land to build your first home on, under a contract dated 1 May 2025 or later, a separate concession applies with no value cap at all.

What is stamp duty called in Queensland?
In Queensland, stamp duty is officially called transfer duty. It is the same tax, paid by the buyer to the Queensland Revenue Office, calculated on the greater of the purchase price or the property's unencumbered value.
Do first home buyers pay transfer duty in Queensland?
Eligible first home buyers of an established home pay no transfer duty on a home valued at $700,000 or less, with a concession phasing out to full home-concession duty at $800,000. A first home buyer of a genuinely new home, or vacant land, under a contract from 1 May 2025 or later instead gets an uncapped nil-duty concession.
What is the Queensland home concession?
The home concession is a lower rate of transfer duty for any owner-occupier moving into the property as their main home, whether or not they are a first home buyer. Use the "Owner-occupier" buyer type in the calculator above to see it.
Who pays transfer duty in Queensland, the buyer or the seller?
The buyer pays transfer duty. The seller does not pay transfer duty on the sale.
