NT stamp duty calculator
Enter your purchase price to get an instant Northern Territory stamp duty estimate. The NT has no first home buyer stamp duty concession, so the estimate is the same for every buyer.
How to use this calculator
- Enter your purchase price: the contract price for the property.
- Click Estimate duty: the result shows your estimated NT stamp duty, computed from the same formula used throughout this guide. Buyer type does not change the figure, because the NT has no owner-occupier or first home buyer concession.
See our complete guide for how the formula works and why there is no first home buyer discount: Stamp duty NT: how the formula works below and above $525,000.
Worked examples
Because NT duty is not a bracket table, here are three reference points computed from the same verified formula the calculator above uses, current as at 2026-07-13:
- $500,000 purchase: $23,929 stamp duty (formula zone, below $525,000).
- $750,000 purchase: $37,125 stamp duty (flat 4.95% zone).
- $1,000,000 purchase: $49,500 stamp duty (flat 4.95% zone).
Common questions
How is stamp duty calculated in the Northern Territory?
Up to $525,000, NT stamp duty is calculated by a formula, not a bracket table. Above $525,000, duty is a flat percentage of the entire dutiable value: 4.95% up to $3 million, 5.75% up to $5 million, and 5.95% above that.
Do first home buyers pay stamp duty in the NT?
Yes, the same amount as any other buyer. The NT has no stamp duty exemption or concession for first home buyers of any kind; support is instead delivered as a cash grant, not a duty saving.
Who pays stamp duty in the NT, the buyer or the seller?
The buyer pays stamp duty. The seller does not pay it on the sale.
